BUYING NEW HOME CONSTRUCTION

If yes, you need your own REALTOR® before you start looking at new construction since the builder and its selling team IS NOT representing you in your purchase.

Please be sure to let Kevin know so he can schedule appointments for you for private tours of new construction developments.  Kevin will advise and represent you as your REALTOR® in the purchase of your new home.

New construction home builders require that your REALTOR® be with you to register you during your first visit to the new home sales center.  If Kevin is not with you for the first visit, he will not be able to advise you and represent you per the home builder’s policies in the negotiations.

When it’s a new construction home or not, Kevin wants to make sure you close your escrow with peace of mind!

New Home Construction Tips

Financing

A builder will typically have a preferred lender that they will ask you to use but as your REALTOR® advising you, you should shop around to find the mortgage that works for your situation.  If you don’t use the preferred lender, the builder may ask you to be approved by its lender too in addition to the lender you picked.

Home Inspection

Invest in a home inspection to ensure there are no issues with your new home.  This will give you peace and mind.

Home Warranty

As part of the purchase contract, ask that the builder provide a third-party home warranty for years 2-5 of the home.  If the builder won’t provide one, consider including it as a buyer escrow expense for unexpected repairs in years 2-5.
