Representation on Your Behalf

It is important to know that the builder and its selling team IS NOT representing you in your purchase. Kevin will advise and represent you as your REALTOR® in the purchase of your new home.

New construction home builders require that your REALTOR® be with you to register you during your first visit to the new home sales center. If Kevin is not with you for the first visit, he will not be able to advise you and represent you per the home builder’s policies in the negotiations.

New Home Additional Costs

Construction Upgrades

In addition to the base price of the new home, you will want to review the costs for construction upgrades for your new home.

Upgrades can vary by builder but the list is almost endless depending on how much customization you want in your home and if the builder offers these upgrades or if you will have to pay for them after escrow closes.

Mello-Roos Tax

Mello-Roos is a special tax is imposed on those real property owners within a Community Facilities District. This district has chosen to seek public financing through the sale of bonds for the purpose of financing certain public improvements and services.

These services may include streets, water, sewage and drainage, electricity, infrastructure, schools, parks and police protection to newly developing areas. The Mello-Roos tax you pay is used to make the payments of principal and interest on the bonds.

Supplemental Real Property Tax For New Construction

New construction homes are assessed a one-time supplemental real property tax, payable in two installments, in additional to real property real estate taxes. You will be required to pay a supplemental property tax which will become a lien against your property as of the date of ownership change or the date of completion of new construction.

Closing Escrow and Moving

When considering Palm Springs new construction, please plan ahead that it may be several months before your home is built for your move-in. The closing date could change due to construction delays. If the development is on leased land, it could be another 5-10 business days for the closing to occur after construction is completed.

New Home Construction Tips

Financing

A builder will typically have a preferred lender that they will ask you to use but as your REALTOR® advising you, you should shop around to find the mortgage that works for your situation.  If you don’t use the preferred lender, the builder may ask you to be approved by its lender too in addition to the lender you picked.

Home Inspection

Invest in a home inspection to ensure there are no issues with your new home.  This will give you peace and mind.

Home Warranty

As part of the purchase contract, ask that the builder provide a third-party home warranty for years 2-5 of the home.  If the builder won’t provide one, consider including it as a buyer escrow expense for unexpected repairs in years 2-5.

Miralon Palm Springs

New homes inspired by mid-century architects, Miralon will be a gated community of 1,150 homes on 309 acres, located in north Palm Springs just east of Indian Canyons Drive.  The Miralon development will include 97 acres of open space; a 7-acre Amenity Center with a fitness center, café, pool & spa and kitchen; 4 community gardens; thousands of olive trees; 3 dog parks; and over 7 miles of walking trails.

Cody Place Palm Springs

Cody Place (formerly Cameron) at South Palm Canyon and Mesquite is planning new home delivery in 2021.

Toll Brothers will be offering 102 townhomes in this gated community, 22 of these townhomes will be live-work units at Cody Place.  There will be Two and Three-story contemporary designs ranging from ranging from 1,722 to over 3,088 square feet, some with rooftop decks.

Amenities at Cody Place will include access control gates, state-of-the art clubhouse, dog park, community pool and spa.

8/23/23 – The new Del Webb Desert Retreat 55+ community in Indio will neighbor the existing Sun City Shadow Hills golf course community.

The plans call for 1,500 homes to be built in phases over 10 years. The roughly 378-acre site for the development is located between Madison and Jefferson streets, north of Avenue 40.

The project, which will include a community clubhouse with pickleball and tennis courts at its center, includes 270 homes in its first phase, with a model grand opening in early 2025. The clubhouse and other amenities are slated for completion in 2026.
