Staging Tips You Can Do Yourself

If professional staging is not within your budget, here are some tips to get your home ready to sell:

Decluttering to sell your home

Declutter Your Home

Since you are selling, get started now with packing for the move.

  • Pack-up the personal items such as family photos, trophies and your personal items like the keys, wallets and purses on the foyer table so the buyer can envision the home with their own belongings.
  • Empty the closets so the buyer can see that the home has plenty of storage space.
  • Do you have a lot of furniture?  Put some of it in storage so the home feel open and the rooms are easy to walk thru.  Be sure the furniture is not blocking any windows, doorways, views into other rooms or making it hard to walk between rooms.
  • Art – if your walls are covered in art, remove some and just keep a leave a few pieces so buyers can imagine their own art on the walls.  Don’t forget to patch the nail holes!
  • Bookcases full of books, CDs and DVD’s?  Box them up before your home goes on the market so the buyer isn’t distracted by what you read, watch or listen to.
  • Collections in display cases?  Now is the time to pack up your collections and store away the display cases so buyers are focused on the home and not your collections.
Painting your home to sell

Decorating

  • Consider a fresh paint of coat in a neutral color to freshen up the rooms in the home.
  • Scratched wood floors?  Get them refinished.
  • Tile floors and dirty grout?  Have the floors steam cleaned.
  • Carpets – clean or replace if in bad condition.
  • Brighten up all the rooms with new higher watt bulbs.

Odors

A bad smell is a lasting impression!

  • Eliminate odors from pets, cooking, garbage etc.
  • Don’t use scented candles.  It is a dead giveaway to a buyer that there is an odor problem.
  • Use air freshener sparingly so a buyer is not overwhelmed by the smell.
Staging your kitchen to sell your home

The Kitchen

  • Declutter the counter tops so buyers can see how much space is available to cook.
  • No dirty dishes in the sink.
  • Clean out the refrigerator and freezer.  The same for the insides of the kitchen cabinets.  Buyers do look inside them.
  • Take out the garbage before a showing.
  • And don’t forget to clean the oven too!

Time To Relax and Go To Sleep

  • Make the bed!
  • Freshen-up your bedroom with neutral bedding.
  • Declutter the tops of the nightstands and dressers.
  • Start packing-up your closets so the buyer can see there is plenty of room for their clothes.
Staging your bathroom to sell your home

Bathrooms Are Important

  • Stage with new towels and bath mats to keep the bathroom looking fresh.
  • Clean and clean again.   Make sure there is no mildew or mold.
  • Replace cracked grout in the tub and shower.
  • Remove the soap stains from the shower doors.
  • Running toilet?  Get it fixed!
  • Store away all toiletry items so the counter tops are clutter free.
